Expedite Listing
All listings are always input into the MLS within 1 business day of the seller completing and signing all of the listing documentation. With this upgrade, you can have your home listed the same business day. Listing Documentation must be completed by 2PM and it must be Monday through Friday. *Do not pay for this upgrade if you are completing everything over a weekend. The listing will go in Monday if everything is submitted over a weekend.
Seller Conveyancing
What is conveyancing? In order to transfer property, all liens, taxes, utility bills, and other outstanding municipal items must be paid/satisfied. Conveyancing is the process of satisfying those items to ensure the property transfers on time and successfully.
ShowingTime
ShowingTime is an app where buyer agents can schedule showings online. You will have access to your own account on the ShowingTime app. You can update showing instructions and identify how you would like to be notified when an agent calls to show your home (email, phone, etc). You can also log in and review a listing of all showings. This is a great option for vacant homes or for anyone that does not require much notice before showing the home.
Upgraded Yard Sign
If you really want to show buyers you are serious, this is a high quality sign (same product many full services brokerages use). This is 24x30 vertical sign mounted on a heavy duty stand for easy install on the front lawn. The sign has a bar code buyers can scan to obtain your contact information from our website. Price includes Sign, Stand, and Shipping.
Additional Lawn Sign
Don't use a FSBO sign! Make sure buyer's know you are listed with an agent. This is our basic 18x24 corrugated plastic sign panel. A frame can be purchased for about $25 from Home Depot or Lowe's. Great for posting in windows, and suitable for your front lawn. These are disposable signs and may weather over time.
12 Month Listing
Pre-Pay now and save on a 6 month extension. To extend for an additional 6 months at the end of your initial 6 month plan will cost $249.
Realtor.com Report
Receive a weekly email outlining the activity for your listing on Realtor.com showing the number of views. **Not available for Commercial Listings
Access to Realtor Docs
With this option, you can request any Realtor document you need (Agreement of Sale, all possible addenda, etc) and we will email a PDF file to you.
Contract Review
A licensed agent from Simple Choice Realty will review your contract and provide feedback. *Simple Choice Realty still does not represent you as a "Seller's Agent" in a full service capacity. We will simply provide feedback and answer questions (coaching) prior to you engaging in contract negotiations. If you would like Full Representation, that can be arranged for an additional fee or we can refer an attorney.
Sellers who have already paid for an initial contract review but need an additional contract review can purchase one for $100.
Professional Photography
With most buyers doing the home searching online, you want to make sure you have a great web presence. Photos are so important when marketing a home today. With this package, a professional photographer will come to your home and take a minimum of 25 still photos. *Additional upgrades are available such as videos and aerial photography.
Document Prep & Coaching
We can prepare all of the required documents and coach both parties through the transaction from the point of the offer through the settlement. We also provide a checklist of items that each party must complete prior to settlement. *With this option we do NOT represent either side as their Agent. This means we are not trying to negotiate a better deal for one side vs. the other. We are simply facilitating the transaction.
Additional MLS or MLS Category
List your home home in a neighboring MLS (only recommended if on the border of 2 MLS's) or list your home in the same MLS but under an additional category. As an example, if your home is zoned commercial, but you live there, you might want to list it as "Residential" and "Commercial". Upgrade to add up 50 photos (depends on the MLS max).
Custom Comps Listing Report
We can provide you with a list of comparable homes that are for sale, pending, or sold within the last 6 months. We can base the search on your zip code, township, school district, etc. You can provide us with the search criteria (# bedrooms, # baths, type/style of home, etc). We will run the search and email you the comps.
Home Valuation
Automated Home Valuation Genrated by the Realtor's National Property Resource. This report will provide you with a general home valuation as well as other valuable info about your area.
